Welcome to our March 2025 Property Update.

The RBA (Reserve Bank of Australia) meets this week where it is widely anticipated that interest rates will remain on hold. This will the first meeting of the new Monetary Policy Board.

Last week the Federal Budget was handed down. Nothing announced will impact property prices positively or negatively at this time.

March also saw a cyclone off Northern NSW and South East Queensland, however by the time it reached land, damage caused was less than anticipated.

This is a good opportunity however to check your insurance policies and ensure you have sufficient coverage, particularly as building costs have risen over the last few years.

2025 has started with more optimism in the property market and in February we saw Sydney prices rise by 0.3%, Brisbane rose a further 0.2%, Adelaide by 0.3% and Perth rising also by 0.3%.

Last week we saw the Federal election called for 3rd May, so this will dominate the news headlines for April. I’m sure we will see further promises made to tackle housing affordability and supply.

First Homebuyers as a portion of new owner occupier lending comprised 29.2% in Q4 2024 which is above the historic decade average of 26.8%.

I am also seeing more first homebuyers opting to purchase an investment property opposed to a Owner Occupier property, with the focus in high capital growth locations, and we have assisted many to enter the property market over the past year.

With uncertainty in the next month regarding who will form a majority or minority Federal government in May, it is a good opportunity to purchase or look to buy an investment property.
