December 2025 Property Update
As we move into the final weeks of 2025, we wanted to share a brief snapshot of how the property market has finished the year and what we’re seeing as we head into 2026.
According to the latest Cotality data, national dwelling values finished the year 7.5% higher, adding roughly $61,000 to the median Australian home over the past 12 months. Growth hasn’t been uniform across the country, but the overall trend remains clear: well-selected property has continued to perform despite shifting conditions.
A snapshot of the market as we close out 2025
• National dwelling values rose 3.1% over the past three months, with capital cities and regional markets recording almost identical growth.
• Price growth has eased slightly through December, particularly in Sydney and Melbourne, while Perth, Adelaide and Brisbane continue to show stronger short-term momentum.
• Total listings remain well below longer-term averages, which has kept competition firm even as activity slows seasonally.
• Selling conditions remain tight, with homes transacting quickly in many markets and vendor discounts holding at relatively low levels.
From an investment perspective, rental conditions remain supportive. National rents increased 5.0% over the year, although value growth has outpaced rents, leading to some yield compression. This reinforces the importance of buying well and assessing opportunities on more than just headline yields.
Looking ahead to 2026
What continues to stand out is how strategy-led the market has become. Outcomes are increasingly shaped by where you buy, the quality of the asset, and how each purchase fits into a longer-term plan.
